As we prepare to submit a planning application to Westminster City Council, we’re sharing what we’ve learned so far from listening to local people and how our design has evolved. A welcoming place to live

Proposals for 217 Harrow Road will secure the future of the St Mungo’s homeless facility, a vital piece of social infrastructure. Through our community consultation , local people have shown support for our ambition to deliver safe, welcoming spaces for those most in need in Westminster.

A significantly improved, state-of-the-art building for St Mungo’s will secure their future on this site. It will deliver a range of services to support clients’ recovery. New community space and improved facilities will help provide the right additional support for clients to focus on their recovery, move on and rebuild their lives. Accommodation will include 45 units for clients coming off the streets and 11 studio apartments offering specialist affordable housing for clients on the recovery pathway.

This entirely new facility will be delivered at zero cost to St Mungo’s through the delivery of high quality housing on site, which will include a number of homes offered at a discount to market rent.

What you’ve told us so far

Throughout spring as COVID-19 restrictions have been lifted, we have spent time in the local area talking to neighbouring residents, business owners, parents and families who visit this stretch of Harrow Road for school, work or as part of day-to-day life. We hosted free family events with skateboard coaching and mural painting and talked to local people about the proposals.

We’ve heard local people’s priorities for the public space in this area - safe, well-lit walking routes and more welcoming space around the skatepark and sports areas - and we hope our financial contribution (Community Infrastructure Levy) can be directed towards improvements in and around the Westway, Torquay Street and Harrow Road.
